Two things that must stay separate

A responsible process keeps the reviewed layout proposal apart from concept imagery. The proposal is a versioned interpretation of an authorised source plan, checked and corrected by a person before it guides later layouts, images or fit checks. Concept imagery is a visual aid based on that review. An attractive image cannot create or overwrite the reviewed proposal.

“Floor plan to 3D” does not mean a scan becomes an exact model automatically. Text, symbols, wall lines, doors, windows and scale can be unclear or misread. Human review and correction must happen before any 3D concept is treated as consistent with the proposed layout.

WHAT IT IS NOT

The result is an early layout proposal, not a measured record. It is not an as-built or site record, structural assessment, construction drawing, regulatory approval or promise that an item will fit.

Start with the source plan and its evidence

Begin with the best authorised source available. Preserve the original file rather than repeatedly saving or resizing it. Record where it came from, its date or revision if shown, and whether every page and legend is present.

  • Is this the plan for the correct flat and revision?
  • Are dimensions or scale actually stated, and is the file readable without enlargement guesses?
  • Is a plan-specific legend available?
  • Which marks, openings or room boundaries remain ambiguous?
  • What has been verified on site, and what still requires measurement or qualified advice?

Do not add missing dimensions or features merely because they seem typical. A clear uncertainty list is more useful than false precision.

A five-step, review-led journey

  1. Address context. Location or property context organises the case. An address does not prove the layout and does not replace an authorised source plan.
  2. Source floor plan. Preserve the plan, its revision and its visible evidence. Identify unclear areas rather than silently filling them in.
  3. Human-reviewed layout before any 3D. Build a layout proposal, review walls, rooms, doors, windows and scale where the plan supports them, and correct it before it guides a concept.
  4. Design choice. Compare a bounded design direction against the reviewed proposal. Colours, materials, furniture and imagery are conceptual overlays, not layout evidence.
  5. Separately reviewed itemised quote. Scope and pricing get their own human review. A visual concept is not an offer, a live price or a payment request.

Every step has its own evidence and approval boundary. They must not collapse into a promise that one plan submission produces a finished room, an exact 3D model or a quotation.

What a concept can help you discuss

  • Which routes through the home should remain clear?
  • Where could everyday storage be prioritised?
  • How might furniture zones affect movement and sightlines?
  • Which design direction best expresses the household’s preferences?
  • Which uncertainties should be checked before decisions become expensive?

These are comparison and briefing uses. They do not establish that a layout complies with rules, that services can be moved, that a wall can be altered, or that specified furniture and built-ins will fit.

What it cannot prove

  • exact dimensions, scale or dimensional accuracy;
  • existing or concealed site conditions;
  • that every wall, door, window or service is correctly represented;
  • structural, electrical, plumbing or other technical feasibility;
  • fit, accessibility, code compliance or renovation approval;
  • construction readiness, price, timeline or final outcome.

Use site measurement and qualified verification for decisions that depend on physical condition, safety, compliance or construction. If the source evidence changes, the layout proposal and every later concept must be reviewed again.

BTO and resale flats carry different uncertainty

For a BTO flat

Planning may begin before physical access, which makes source identity, revision and stated dimensions especially important. Treat early layout work as question preparation: list household needs, mark uncertain evidence and postpone site-dependent decisions until the flat can be checked. Do not assume a brochure or supplied plan records every finished condition.

For a resale flat

The existing flat may differ from an older drawing because of age, previous works or incomplete records. A tidy plan-derived concept must not erase those differences. Compare the drawing with measured site evidence and engage qualified people where condition, structure, services or approvals matter.

BTO and resale households can share the same review discipline, but they should not be given identical certainty.

Privacy and input caution

Floor plans and related files may contain an address, name, unit information or other identifying details. Keep the original securely, share only what is necessary with an authorised recipient, and ask about purpose, access, retention, sharing and deletion before providing personal information.

A useful boundary to keep

Use a concept to improve discussion, not to manufacture certainty. Preserve the source, have a person correct the layout proposal, keep imagery subordinate to that proposal, and verify physical or construction-sensitive decisions separately.

Any illustration published with these guides carries owned or licensed provenance. A synthetic example is labelled as one, never presented as an HDB-issued or as-built plan.

FREQUENTLY ASKED

On automatic conversion, accuracy and review

Is floor-plan-to-3D conversion automatic?

No automatic conversion should be treated as trustworthy without human review. Home & Me’s floor-plan-to-3D feature is still in development and is not part of the live enquiry journey.

Is a 3D concept dimensionally accurate?

It should not be treated as dimensional proof. Its usefulness depends on the source evidence and reviewed layout proposal, while site measurement and qualified verification remain necessary for fit and construction decisions.

Can concept visualisation tell me whether a wall can be removed?

No. It is not structural advice, a site assessment or regulatory approval. Seek the relevant qualified checks and current official requirements before considering alteration work.

Can I use it as a construction drawing?

No. A concept is non-as-built and non-construction. Contractors and qualified professionals need appropriate verified site information, specifications and approved documents.

What should I prepare for a BTO flat before key collection?

Preserve the correct plan and revision, identify uncertainties, and organise household priorities. Defer site-dependent assumptions until access and verification are possible.

Why does a resale flat need extra checking?

An older drawing may not record the current physical condition or previous works. Compare plan evidence with the actual flat and qualified checks.

Does a concept include a price or formal quote?

No. A visual concept is not a price. Your itemised quote comes separately, from the contractor, after a person reviews your actual floor plan and scope.
